Price it right and the market does the marketing.

Photography and ad spend cannot rescue a number the comparable sales do not support. Here is the process I run, in order, and what you should expect from me at each step.

Walkthrough and honest triage

I walk the house and separate the work that returns more than it costs from the work that does not. Sometimes the answer is paint, landscaping and a deep clean. Sometimes it is nothing at all.

Written pricing analysis

The recent comparable sales, adjustments for condition, lot and location, the inventory you are competing with, and a range with the reasoning attached. You keep the document.

Preparation and media

Trades scheduled, staging where it pays for itself, then professional photography and video before anything goes live. Your listing debuts finished, never half-ready.

Launch where the buyers actually are

MLS and the syndicated portals, the Intero agent network, and direct outreach to agents with buyers in your price band. Most San Jose buyers are already working with someone — those agents are the audience.

Offers compared side by side

Every offer reduced to net proceeds, contingencies, deposit, close date and the strength of the financing. The highest number is not always the best offer, and you will see exactly why.

Close, without you living in the details

Inspections, appraisal, disclosures and deadlines managed on my side. You hear from me on schedule, and immediately when something needs a decision.

The number that matters

Net proceeds, not sale price.

Sale price is the headline. What you keep is the point. Before we list I build your net sheet — commission, county and city transfer costs, escrow and title, any credits — so you know the figure you are actually deciding on. If you are buying next, we model both sides together and sequence them so a calendar never forces you into a bad move.

Common questions

Sellers ask me these first.

Should I remodel before selling?
Usually not as much as people expect. Kitchens and bathrooms rarely return their full cost on a short timeline, while paint, flooring, landscaping, lighting and decluttering almost always do. I will give you the list in priority order with rough costs, and tell you where to stop.
What is my home worth?
I will not answer that with a number pulled off an automated estimate. Send me the address and I will build the comparable analysis and walk you through the range and the assumptions behind it.
How long will it take?
It depends on your price band, the season, and how prepared the house is when it launches. What I commit to is that you will know the plan and the expected timeline before we list, and you will hear from me when reality diverges from it.
Do I have to move out before it goes on the market?
No. Occupied homes sell well when they are prepared properly. We plan showings around your schedule, and if you have pets, tenants or work from home, we build the calendar around that.
What if my home has tenants or is a family property?
Both are common here and both are workable, they just need lead time. Tenant notice requirements, multiple family members on title, or an inherited property all have rules we should sit down and map out before anything is listed.
